Exterior-cleaning prices can vary substantially between properties and regions. The area to be cleaned is only one part of the quote: access, surface type, staining, preparation, waste, equipment and travel can all affect the final price.
BEFORE YOU DIVE IN
How would you like to get clearer on your quote?
What drives the price?
Larger areas generally take longer, but the relationship is not always a simple price-per-square-metre calculation. Narrow access, steep slopes, fragile surfaces, stubborn staining and the need to protect nearby plants or property may add time and cost.
Roof and high-level gutter work can require specialist access equipment, extra safety measures and insurance. Repair work is different from cleaning and should be described separately in a quote.
- Size and condition of the area.
- Surface material and suitable cleaning method.
- Access, height and safety requirements.
- Level of staining, moss or debris.
- Water supply, waste handling and travel.
- Any repairs, re-sanding, treatment or sealing requested.
Why quotes may be different
One provider may quote for a basic rinse while another includes pre-treatment, edging, waste removal or re-sanding. Ask each provider to specify what is included, whether VAT applies, and whether any treatment is optional.
A very low price is not automatically poor value, but ask how the work will be done, how surfaces will be protected, and whether the provider has suitable insurance and experience for the property.

How to compare prices fairly
Provide the same photos, measurements and description to each provider. Ask for the scope of work, exclusions, likely duration, preparation requirements and payment terms in writing. Confirm whether the price is fixed or subject to an on-site assessment.
Do not assume an online estimate is a guaranteed final price. A provider may need to inspect access, material condition or the extent of staining before confirming the job.
What about price changes over time?
Labour, fuel, insurance, equipment, cleaning products and disposal costs can change. A national headline or an old blog post is not proof of today's local price. When publishing price updates, include the date, geographic area, sample size and source, and label indicative examples clearly.
Shields should update this guide when it has reliable current local quote data. Until then, use it to understand the factors behind prices rather than treating it as a live price list.
This guide explains pricing factors, not a verified current UK price survey. Always request a written quote for the specific property and confirm what is included. Images are illustrative, not before-and-after evidence or a promised result.
